Terms & Conditions

 

Deposits & Payment for Bookings – For the purpose of this agreement the address of your stay is Gates Lodge Jolly Farmers, Chippenhall Green, Fressingfield, SUFFOLK IP21 5SJ. A minimum non-refundable deposit of £75.00 is payable to reserve the accommodation. If booked within 6 weeks of your stay we require full payment. A Damages security deposit of £75.00 is also payable in addition to the balance for your holiday. This is required towards any damages or extra cleaning that may arise during your stay for whatever reason. The damages security deposit will be returned to customers within 14 days if the accommodation is left in a satisfactory state upon inspection by the owners. If any damage is found then the expenditure will be deducted from this deposit. Damage security deposit also covers loss of key/s and will be forfeited for expense associated with changing locks. If damage exceeds the deposit the difference will need to be paid by customers. The owners reserve the right to refuse any booking without explanation.

 

Cancellation Policy:

Upon cancellation we will try to re-let your accommodation but customers will appreciate that in the mean time other business would have been turned away resulting in loss of revenue. Under no circumstances will reservation deposits be refunded. In line with case law, should accommodation not be re-let, you are liable for 30% of the balance if you cancel within 28 days of the start of your visit, 60% within 13 days, 80% within 48 hours and 100% afterwards and anytime throughout the booked period (if for instance, customers leave early).

 

Registration & Insurance

For our overseas friends who are from outside the Commonwealth or EU we must register passport/ID details and onward destination.(legal obligation.)

Holiday deposit/booking/cancellation, persons & vehicle insurance is not included therefore Customers are advised to arrange this themselves.

The Owners shall not be liable to the Customers or members of his/her party for any accident, loss, damage, injury, expenses, or inconvenience that may be incurred in connection with the booking howsoever suffered or incurred by the Customers unless there is gross negligence on the part of owners.

 

House Rules - Please read these carefully, as failure to adhere may result in the termination of your stay.

•Strictly NO smoking and NO Pets throughout the premises.

•Customers will vacate the accommodation and return keys by 10:30 hrs on day of departure.

•Check-in 16:00hrs to 19:00hrs unless previously arranged. Access will be refused if any part of the due balance is not received in time.

•Customers are reminded that this is a family establishment and to respect their surroundings and other people/customers on site. No group activities, functions or parties are permitted on site without the express permission of the owners.

•Under no circumstances will persons under the age of 18 be permitted to remain in the lodge unaccompanied by an adult.

•Toilet / Sink: Objects, excessive amounts of paper, sanitary towels, etc must NOT be put down the toilets or drains, this blocks the tank and may result in expenditure which will be recovered from customers.

•Customers undertake to remove shoes/trainers at the front door please, and leave their rooms and the garden in a clean and tidy state.

•The Jolly Farmers and associated gardens are private and out of bounds.

•BBQs are permitted in Gates Lodge garden with permission, provided customers undertake satisfactory safety precautions. No Fireworks allowed.

•Gates must be kept shut at all times for safety reasons. Failure to do this may result in young children gaining access to the roads or Horses entering the site and escaping through to the roads, which may result in serious accident.

•The right of access to the accommodation is retained by the owners (e.g. cleaning, in case of emergency or unacceptable behavior.)

•Customers are not permitted to allow any other persons other than those on the original booking on to the premises without the owners’ permission, nor to use the accommodation for commercial or business activities. Changes to numbers must be made in writing beforehand.

•The Occupier shall not transfer the booking to another party.

•Bookings will be terminated in the event of unacceptable behavior / breach of terms. Customers will be asked to vacate without refund.

•The owners retain the right to terminate the booking with a pro-rata refund in the event of emergencies or at their discretion.

•Reservations are granted by the Owner to the Customers for the agreed dates for holiday purposes and do not create the relationship of Landlord and Tenant between the parties. The Customers/Occupier is granted the right to occupy the property for the agreed holiday period specified and the Customers/Occupiers have no right to remain in the accommodation after this time and shall not be entitled to any statutory security of tenure.

•We will not entertain claims for compensation/refunds lodged after departure. The immediate area is agricultural and as such Customers accept that there will occasionally be sounds and smells associated with Farmland that cannot be avoided. The Owners shall not be held liable for any sudden invasion of pests / wildlife.

•The Owners shall not be held liable for the breakdown of appliances although any breakdowns will be fixed as soon as reasonably possible.

•The Owners do not guarantee the quality of any Wi-Fi or TV signal, or compatibility with any device.

•If in the unlikely event a refund is agreed, under no circumstances will the Owner's liability exceed the amount paid for the booking.

•Loss or damage:  The owners reserve the right to seek compensation for any losses or damage discovered after customers have departed.

In the unlikely event of loss or damage, customers must inform the owners immediately. Customers are responsible for all loss or damage caused during their stay and are liable to compensate the owners in full for such - however caused.
